The Lease would be for One year with up to Four option years to extend the lease term. The expectation is the option to purchase would be executed during the first five years of the lease. The lease would be at full market rate along with each extension. An option to purchase fee paid by the Coast Guard would be held in escrow during the leasing period to be paid to the developer if the Coast Guard opts not to purchase the homes, or to be factored out of the final market rate purchase price.
